Property Tax Relief

For seniors on a fixed income, and others who may be experiencing a difficulty in paying their property taxes at this time, there may be help. Under the poverty guidelines, you may receive partial relief from the Board of Review. A poverty claim can only be considered on a person's principal residence.  To qualify, you must first fill out the poverty application in its entirety, and provide the income tax information for all persons living in the home.  You must also provide a Homestead Property Tax Credit form (MI-1040CR), even if you are not required to file income tax forms. The Board of Review encourages you to provide any other information that may shed light on your situation (for example: excessive medical costs or out-of-pocket insurance fees). Each case is considered on an individual basis; however there are certain guidelines established for fairness. If you have received a reduction in the past based on your appeal or because of poverty, it will not carry over from year to year.  Poverty reduction is not a permanent change to your record by the Assessor's office. You must appeal every year.

Wayne County Property Tax Relief Info
The Wayne County Treasurer's Office has established a Taxpayer’s Assistance Department (TAD) regarding delinquent real property taxes.

To address the increasing financial distress experienced by many Wayne County taxpayers during the COVID -19 pandemic, the Wayne County Treasurer's Office (WCTO) Financial Hardship Policy now includes certain Occupied Commercial and Residential Rental Properties to allow for an extended payment period through 2023.

Property owners with delinquent taxes may review the hardship policy or apply for a payment plan on the County website listed below. Completed applications and any questions can be emailed to the County: [email protected].

Step Forward Michigan
Step Forward Michigan Now Accepting Homeowner Applications for Loan Rescue Program

Effective February 26, 2013, Step Forward Michigan will begin taking applications online to assist homeowners located in a participating county with past due property taxes using the Loan Rescue Program. If determined eligible, a one-time payment will be sent directly to the county treasurer to pay toward outstanding county and local property taxes.

The Michigan Homeowner Assistance Nonprofit Housing Corporation (MHA) acting through Michigan State Housing Development Authority (MSHDA) has received federal funds from the U.S. Department of Treasury to help Michigan take a step forward through a comprehensive, statewide strategy that is aimed to help homeowners who are at high risk of default or foreclosure.

Disabled Veteran Exemption

Real property used and owned as a homestead by a disabled veteran who was discharged from the armed forces of the United States under honorable conditions or their unremmaried surviving spouse is exempt from the collection of taxes.

In order to apply for the exemption, the disabled veteran, their unremarried surviving spouse or their legal designee must annually file Affidavit 5107 with the City.

“Disabled veteran” means a person who is a resident of this state and who meets 1 of the following criteria:

(a) Has been determined by the United States Department of Veterans Affairs to be permanently and totally disabled as a result of military service and entitled to veterans’ benefits at the 100% rate.

(b) Has a certificate from the United States veterans’ administration, or its successors, certifying that he or she is receiving or has received pecuniary assistance due to disability for specially adapted housing.

(c) Has been rated by the United States Department of Veterans affairs as individually unemployable.

Application for Deferment of Summer Taxes
You may defer payment of your summer taxes until February 14 without penalty and interest if certain criteria are met.  The application must be turned in to the City Treasurer's office prior to the summer tax due date.
