Special Land Use
 
Special land uses are considered to be more intense, or potentially more disruptive, compared to the various uses in a particular Zoning District which are permitted by right.

The uses classified as special land uses vary by District and are listed in the regulations of each Zoning District. These provisions encourage cooperation and consultation between the City and the applicant to facilitate development in accordance with the City’s land use objectives.

An approved special land use shall be considered a conforming use permitted in the District at the specific site where it is located.  Special Land Use is addressed in Article 16 of the Zoning Ordinance
Applicants are encouraged to request a pre-application conference with the City's Planning Consultant. This conference will familiarize applicants with the zoning ordinance requirements for their potential project prior to applying to the Planning Commission for project review and approval.
